Pre-Purchase & Pre-Offer Home Inspections
Pre-purchase & pre-offer home inspections are for people that are purchasing a home, and is the most common types of inspections that we offer. The acquisition of a new home can be stressful. It can involve high levels of anxiety and often, there are severe time constraints placed on the transaction and on the decision-making process. Closer Look Home Inspections report will give you a complete and accurate account of the home's condition. We use a proprietary narrative report with digital photos that is very complete, comprehensive and thorough, and has proven to be very effective and well received. Our reports are widely accepted by the real estate community because they are detailed, yet easy to read and understand. A summary of the report will be given on-site at the completion of inspection. The client can receive the complete report electronically via e-mail usually within 24 hours or by mail 2-3 business days later.
Consultation is provided during the inspection but also after the buyer has reviewed the report. It is important for the buyer to sit down and thoroughly read the report in its entirety, making notes on any questions that might arise. A pre-listing home inspection is for people who are selling their home and want to know what to expect. More and more home sellers are opting to have their house inspected before a buyer comes along. After all, why wait until there is a real estate contract on the line to find out if there are any significant defects in the home?
The inspection methodology is identical to a pre-purchase inspection. The main difference is that the seller pays for the inspection rather than the buyer. New Construction Phase Inspections
New construction and end of warranty inspection packages can consist of daily visits or specific phase inspections such as foundation, framing or pre-drywall inspections, or pre-purchase/closing and end of warranty inspections. Inspections should not be confused with a municipal code inspection that is done by the local building inspector. It's a good idea to have an independent authority conduct a home inspection. You will have the security of knowing you have a complete and accurate account of your home's construction. Take advantage of the opportunity to document construction defects during construction, and by finding the problem early, the builder and subcontractors can make the necessary corrections during construction.
End of Warranty Inspections
End of warranty inspections for a newly constructed home nearing the end of the builder’s 1-year warranty period, also sometimes referred to as "11 month" inspections, is, potentially, of such importance to the new homeowner that its importance cannot be overstated.
